Flats on Fifth Flats on Fifth Pittsburgh, Allegheny County, Pennsylvania

Castlebrook Development Group presents to you the long awaited Flats on Fifth multi-family housing development. The new 74-unit apartment building is located at 1655 Fifth Avenue in Uptown Pittsburgh, near PPG Paints Arena. This development is the first out-of-the-ground project of any size in 60 years in the Uptown area other than the PPG Paints Arena.

The development has an array of amenities, which include one and two bedroom apartments with laundry in each unit; a conference/business area with lounge; custom balconies, and floor-to-ceiling windows in other units to allow natural sunlight to traject throughout.

Construction officially began in May of 2015 and is now complete for tenants to take occupancy today! Flats on Fifth is convenient to the Pittsburgh Cultural District, public transportation, restaurants and banking. Just minutes to the on-and-off ramps of I-376, Duquesne University, University of Pittsburgh, Carlow University, Point Park University, PPG Paints Arena, UPMC Mercy Hospital and many others.

Columbia Gas Project - Operations and Training Centers Columbia Gas Project - Operations and Training Centers Beaver County, Pennsylvania

The Columbia Gas Project, located within the Stoney Ridge Development, adjacent to the Beaver Valley Mall is a cooperative effort between Columbia Gas of Pennsylvania, Inc. and Castlebrook Development Group. The idea behind the project is to create a multi-faceted Operations Center along with an “on-the-job” Training Center. Columbia Gas decided to move Operations across the river from Rochester to Monaca, Pennsylvania as the company is expected to grow significantly over the next several years. Columbia Gas states that approximately 30% of the company’s payroll will be retiring in the next few years which makes a demand for a state-of-the-art Training Center to accompany new employees throughout their on-boarding process.

The Stoney Ridge Land Development was initially designed adjacent to Beaver Valley Mall. Construction began in October 2013 with plans to develop a mixed-use development including hotels, a shopping center and an office building. Shortly after breaking ground, NiSource approached us with an interest in acquiring all of Phase I to develop a new Columbia Gas Operations Center and new Training Facility. Phase II was developed and sold to Millcraft Investments for the development of 2 hotels, one being a Home 2 Suites by Hilton and the other to be determined in late 2016. Phase III was recently sold to Royal Dutch Shell.

Scope of Work

Purchased as a vacant 65,000 square foot storeroom that was in disrepair. Performed a complete renovation of the vacant building including roof, storefront, and mechanicals, including a total fit-out for the Prevention Network of 36,000 square feet.

Renovated 29,000 square feet for IT&LY Hair Fashion, an importer, wholesaler, and retailer of fashion products.

Other tenants include Heritage valley Health System, Northwest Human Services and Pizza Hut on a ground lease.

Scope of Work

A cooperative venture of the Moltoni Group, Pittsburgh Mineral Environmental Technology and Castlebrook Development Group completed the demolition of nearly 450,000 square feet of vacant industrial buildings and developed 35 acres of Brownfields into "shovel ready" pads.

The project was completed with a $6.5 million Redevelopment Grant Program (RACP) Grant received from the Commonwealth of Pennsylvania. Castlebrook Development Group also completed the site work construction of the 2.5 acre Bottom Dollar lot including all utilities and paving.

Castlebrook was a late entry into the planning process after the design and theater consultants established program and budget of $32 million. We reworked the plan and analyzed alternatives to reduce the budget so the project could proceed through a tiered financial structure. After commitment of financing, Castlebrook provided the full range of development services from permitting through design and construction management.

The idea that became Alumni Hall developed out of Lincoln Park Performing Arts Center’s (LPPAC) unprecedented growth from 270 to 630 students in less than 5 years.

The first floor includes a grand entry and 570 seat dining hall coupled with a modern kitchen and large food serving area. The dining room seamlessly transitions onto an outdoor stage that faces the park and is used in the summertime for various festivals and performances.

The second floor houses the music education department and is equipped with state-of-the-art digital music technology. Facilities include offices, classrooms, practice rooms, teaching studios, keyboard lab, piano studio with two (2) Steinway & Sons baby grand pianos, ensemble room and percussion studio. Each room has digital recording equipment and sound proofing to provide a professional studio experience.
